اسكان األزواج الشابة

Abstract

Due to the enormous challenges which the housing sector in Gaza strip faces. First, the occupation policy of land confiscation as well as disallow urbanization within the areas where construction is not allowed, leading to high land prices and shortage of housing units in light of the significant increase of the population. These reasons combined leads to the make the problem worsen day after day and turn into a crisis which will explode in the near future in the face of the young spouses who are looking for a place to live within their capabilities. This study has been conducted to address young spouses in order to study the housing situation in the west bank and Gaza strip. the study focus on Hebron and it study the problems which young spouses face, rather they are of limited or average income in obtaining suitable accommodation within their capabilities, then offer suggestions and solutions which are applicable to the ground which can reduce this problem, and compare between them to choose the suitable solution. Through this study residential neighborhood planning was adopted as a realistic solution which serves the target group and it work to minimize this problem . This study includes: • Chapter one: presents the project idea and the research plan. • Chapter two: a brief history background of housing in the west bank and Gaza strip, and studies of housing needs in Hebron. • Chapter three: this chapter will propose solutions of the housing problem which young spouses face, and evaluate it to select the best and the suitable solution of them. • Chapter four: adopt the best solution to solve the housing problem in these circumstances. • Chapter five: present standards and designed standards of the population services. • Chapter six: review and analyze similar case studies to understand the content of the project. • Chapter seven: select several sites where project could be build up and compare them to the most appropriate site and analysis. • Chapter eight: view the project program, and functional elements that will be placed, and the initial estimated project items. نظرا لما يعانيه قطاع اإلسكان في الضفة الغربية وقطاع غزة من تحديات جمة , بداية من سياسة االحتالل في مصادرة األراضي وعدم السماح بالتوسع العمراني في إطار المناطق التي ال يسمح البناء فيها , وما ينتج عن ذلك من ارتفاع أسعار األراضي , ونقص في عدد الوحدات السكانية , في ظل الزيادة الملحوظة في التعداد السكاني , هذه األسباب تؤدي مجتمعة إلى مشكلة تتفاقم يوما بعد يوم وتتحول إلى أزمة ستنفجر في القريب العاجل في وجه األزواج الشابة التي تبحث عن مكان للسكن ضمن إمكانياتها المتاحة , تم إعداد هذه الدراسة بعنوان سكن األزواج الشابة , هدفت إلى دراسة حالة اإلسكان في الضفة الغربية وقطاع غزة , والتركيز في الدراسة على محافظة الخليل , ودراسة المشاكل التي تواجه الفرد " األزواج الشابة " في الحصول على المسكن المناسب ضمن إمكانياته المتاحة , ومن ثم تقديم اقتراحات و حلول قابلة للتطبيق على أرض الواقع يمكن من خاللها الحد من هذه المشكلة ومقارنة هذه الحلول الختيار الحل األمثل ; من خالل هذه الدراسة تم تبني تخطيط مجاورة سكنية تخدم الفئة المستهدفة والتقليل من المشكلة التي تعاني منها . وسنتناول في هذه البحث ما يلي : • الفصل األول : عرض فكرة المشروع وخطة البحث . • الفصل الثاني : نبذة تاريخية عن اإلسكان في الضفة الغربية و قطاع غزة , و دراسات عن الحاجة السكنية في محافظة الخليل . • الفصل الثالث : في هذا الفصل سيتم اقتراح حلول لمشكلة اإلسكان التي تعاني منها األزواج الشابة , وتقيمها الختيار الحل األفضل واألنسب من بينها . • الفصل الرابع : تبني الحل األفضل لحل مشكلة اإلسكان في الظروف القائمة , • الفصل الخامس : عرض األسس والمعايير التصميمة للخدمات السكانية . • الفصل السادس :استعراض و تحليل حاالت دراسية مشابهة لالستفادة منها في فهم محتويات المشروع . • الفصل السابع : تحديد عدة مواقع لألرض الممكن إقامة المشروع عليها و مقارنتها الختيار الموقع األنسب وتحليله . • الفصل الثامن : عرض برنامج المشروع , والعناصر الوظيفية التي سيتم وضعها والمساحات التقديرية األولية لعناصر المشروع .
